Commercial
Section J reports, prepared from the drawings
From $650 inc GST. A Deemed-to-Satisfy check of the work on the drawings, written so a certifier can use the first page. Turnaround 48 to 72 hours from full drawings.
When you need one
Building approvals for new commercial buildings, fit-outs, refurbishments, extensions and changes of use commonly ask for evidence that Section J is met. This practice prepares that evidence on the Deemed-to-Satisfy pathway for Class 5, 6, 7b and 9b buildings. If the design does not meet those provisions, the report says so. It does not paper over a fail with a performance solution.
Who it is for
Building certifiers
Western Australia, South Australia, Tasmania, the ACT, Queensland, Victoria and New South Wales, and the Northern Territory. A summary written for the approval.
Fit-out companies and designers
Tenancy work in every state, quoted from the fit-out set. The report still has to satisfy the certifier.
Building classes
Class 5
Office
Office buildings used for professional or commercial purposes.
Class 6
Shop
Shops, cafes, restaurants and other retail premises.
Class 7b
Warehouse
Buildings for storage. Car parks (Class 7a) are outside the usual scope.
Class 9b
Public building
Assembly buildings such as halls, schools and similar public buildings. Health-care buildings (Class 9a) and aged-care buildings (Class 9c) are not the focus of this practice.
What you receive
- A Deemed-to-Satisfy assessment of the work shown on the drawings
- Fabric, glazing, building sealing, artificial lighting and the services items that fall inside the scope
- A compliance summary on the first page for the building certifier or surveyor
- The edition of the NCC, and any state variation that changes an item in scope
- A list of assumptions, and of information that was not on the drawings
- One minor revision after you review the draft
What to send
- Architectural drawings for the scope: plans, elevations and sections
- Wall, roof and floor build-ups where fabric is being assessed
- Glazing sizes, glass and frames where glazing is new or altered
- Lighting layout and a luminaire or lamp schedule
- Mechanical drawings or equipment schedules where air-conditioning or ventilation is in scope
- The site address, and the NCC edition if the certifier has already nominated one
What this is not
- Not a JV3 or other performance model.
- Not a NatHERS certificate or a BASIX certificate. Those are separate residential services.
- Not a site inspection. If it is not on the drawings, it is not assessed.
- Not a building approval. The certifier decides whether the report satisfies their checklist.
