Section J and NatHERS in Hobart

Tasmanian projects are often smaller, and they are still assessed properly from a complete drawing set. Distance is the reason the work is done remotely, not a reason to thin out the report. NatHERS is quoted on the published residential fees. BASIX is a New South Wales certificate and is not used here.

Shops, public buildings, offices and warehouses in Classes 5, 6, 7b and 9b are in scope, including new buildings. A fit-out that only changes lighting and services is assessed on those items. It is not turned into a fabric rebuild of the existing envelope unless the drawings open that envelope up.

Where the envelope is in scope, a cooler climate zone changes the fabric comparison. The zone is taken from the site. A Hobart address is not assessed as if it were a Sydney coastal site, and a Tasmanian inland site is not assumed to match Hobart.

Tasmania moves to NCC 2025 on 1 May 2027. The report names the edition the building surveyor is using. Send the edition with the drawings if it has already been set.

Send the drawings when you have them. Distance does not add a travel charge. If the set is missing build-ups or a lighting schedule, those gaps are listed in the quote rather than discovered at the end.

Section J reports are From $650 inc GST. Standard turnaround is 48 to 72 hours from full drawings. The same remote service is used here as in every other state. There is no travel charge.
