Section J and NatHERS in Melbourne

Victorian projects are assessed from the drawing set. A Melbourne tenancy, a regional shop and a warehouse on the western or south-eastern industrial estates are quoted the same way: no site visit, and no travel charge. NatHERS is quoted on the published residential fees. BASIX is a New South Wales certificate and is not used here.

The usual work is a Class 5 office fit-out, a Class 6 shop, a Class 7b warehouse or a Class 9b public building, and new buildings in those classes. Interior fit-outs are a large part of that. The report follows the tenancy or the building shown on the drawings. It is not widened to the whole base building unless that is the scope.

Victoria moves to NCC 2025 on 1 May 2027. Until then, most current applications are still under NCC 2022 unless the certifier has called up NCC 2025. The compliance summary names the edition used. Send it with the drawings if you already have it.

The climate zone is taken from the site address. A central Melbourne project and a site in a cooler or more exposed part of Victoria are not given the same zone. Fabric and glazing lines stay open when the build-up or the glass specification is not on the drawings.

Fit-out companies and interior designers can send the tenancy set on its own. Architectural, electrical and mechanical drawings are used together when they are part of the same scope. The fixed quote is based on that set.

Section J reports are From $650 inc GST. Standard turnaround is 48 to 72 hours from full drawings. The same remote service is used here as in every other state. There is no travel charge.
