Section J, NatHERS and BASIX in Sydney

Sydney projects are assessed from the drawings, the same way as a job in Newcastle or a warehouse on the western logistics estates. There is no site visit and no travel charge. NatHERS is quoted on the published residential fees. BASIX is prepared for New South Wales projects, usually with NatHERS.

The work that comes through is usually a Class 5 office fit-out, a Class 6 shop, a Class 7b warehouse, or a Class 9b public building, plus new buildings in those classes. A tenancy fit-out is not quoted as a whole-building audit. The report follows the scope on the drawings and the items the certifier needs demonstrated.

New South Wales moves to NCC 2025 on 1 May 2027. Until then, a current application is usually still under NCC 2022 unless the certifier has nominated otherwise. NSW also varies parts of the energy efficiency provisions. The report names the edition and records a state variation where it changes an item in scope.

Climate zone is taken from the site address. A coastal Sydney tenancy and a site further west, or higher, are not given the same zone out of habit. If the address is missing, that is listed as information still required rather than filled in.

Send the drawing set and the fixed quote is based on what is in it. The same remote process is used for a Sydney project as for one in any other state.

Section J reports are From $650 inc GST. Standard turnaround is 48 to 72 hours from full drawings. The same remote service is used here as in every other state. There is no travel charge.

On the ground in Sydney

The climate zone is taken from the site address. A coastal Sydney project and a site further west, or in a hotter or cooler part of New South Wales, are not given the same zone out of habit.

New South Wales moves to NCC 2025 on 1 May 2027. Until then, a current Section J application is usually still under NCC 2022 unless the certifier has nominated otherwise. Where a New South Wales variation changes an item in scope, the report records it.

Residential work

Houses, granny flats, alterations and dual occupancy across Sydney and the rest of New South Wales are quoted from the plans. Window schedules and construction notes are what close the fee. A single storey dwelling is $595 + GST. The figure is the national published fee, not a separate local rate.

BASIX applies in this state. A New South Wales dwelling is usually quoted as NatHERS and BASIX together, with each certificate fee on its own line, passed through at cost.

Classes taken for Section J
